Option A: Cost-Plus Model
Under this model, you agree to pay Adams Development the actual cost of the work (“Cost”) plus a 20% fee (“Fee”) for the Builder’s services. The Cost includes all direct expenses such as materials, labor, subcontractor fees, permits, engineering, and specialized
tools. This approach offers transparency, ensuring you are fully informed at every stage of the process.
â—¦ Option B: Base Model with Allowances
In this model, you agree to a fixed base price, which includes allowances for specific items. Should any costs exceed the allowance, they are your responsibility; however, any unused allowances are credited back to you. On average, our price per square foot is $500, but it may vary depending on the finishes and style of the house. Additional factors, such as land preparation, utilities, retaining walls,
and engineering, will be discussed and worked through collaboratively.
